Every letting agency will tell you they are the best thing since sliced bread. So what makes Fielding Properties different, and why should you want to use us to manage your investment?


There are two answers and they are very simple – “Fees” and “Service”.

• Maintenance / repairs charged at cost


Unlike most letting agencies, we have a very simple and transparent fee structure – when we first take your property on, there is a one-off initial fee of £195.00 and thereafter we charge 10% of the monthly rent achieved. (VAT is applicable, sadly) That’s it. No other fees at any time, ever.


We also aim to use non-VAT registered tradesmen for repairs and maintenance wherever possible, and you would be charged for this at cost (many agents add a 10% premium or take a kick-back from the contractor), so this saving in turn is passed on to you.


We also provide our landlords with a FREE gas safety check once a year – the typical cost of this would generally be around £75+ VAT.


Fielding Properties do their utmost to keep void periods to a minimum, to ensure that your tenants pay promptly and care for your property, along with being contactable well outside normal hours.
